During our initial free consultation we will take measurements and listen to what you have in mind. We will then be able to present you with a scaled design specifying the position of the stairs and the size and shape of the loft room. At this stage you will receive a quote for the work, detailing each step so that there are no surprises.
We give you a quote, not an estimate, so our pricing is totally transparent. Then, from architectural plans and design, planning permission applications (if required) and building regulations, we will handle the entire process. Once we have building control approval, building works can begin on your new loft conversion. Your project manager will be available to answer any questions and keep you appraised throughout the entire process, right up to the point that your loft conversion is ready for decoration.
Scaffolding is erected where required, and an opening is created in the roof to allow access, with initial works carried out externally to minimise disruption.
Structural steel support beams for the new floor and dormer roof are delivered and installed, followed by the fitting of new floor joists. A building inspector then carries out the first inspection to approve the structural floor construction.
The dormer structure is built, including internal partitions, noggins and insulation. A second visit from the building control officer ensures the works meet regulations. The roofer then completes the dormer externally, including roof tiles, guttering and weatherproofing.
Loft partitioning is erected, and all walls are fully insulated to comply with building control standards.
Windows are fitted, and work begins on the new staircase. Electrical cabling for lighting and power points is installed to your specification, followed by the fitting of the staircase.
Plasterboarding is completed throughout the loft, stairwell and first floor areas, with plastering finalised to create smooth, ready-to-decorate surfaces.
Lights and sockets are fitted, shower room fittings installed, radiators connected, and any tiling arranged if required (at an additional cost). Doorframes, doors, skirting, handrails and spindles are fitted, and all fireproofing and guttering are checked.
A final inspection by building control confirms full compliance with building and fire regulations, leaving your loft conversion complete and ready for decoration.
