Glossary of Terms for Home Extensions

Side Extension

A side extension adds space to the side of a property, commonly used for widening kitchens or creating new rooms by utilizing narrow, unused side passages. These single-storey additions, or “side returns,” often avoid needing planning permission if they meet strict criteria regarding height, width, and materials.

Wrap-around Extension

A wrap-around extension is an L-shaped structure combining side and rear extensions to maximize ground floor space. Ideal for semi-detached or terraced homes, it fills unused alleyways and rear, often creating open-plan kitchens or living areas. They, however, usually require full planning permission.

Rear Extension

A rear extension increases a home’s living space by expanding from the back of the property, typically used for open-plan kitchens, dining, or living areas. These single-storey additions, often avoid needing planning permission if they meet strict criteria regarding height, width, and materials.

Detached

A detached property is a standalone home that does not share any walls with neighbouring houses. It typically offers more privacy, outdoor space and flexibility in layout.

Semi-detached

A semi-detached property is one of a pair of homes joined together by a single shared wall. It offers a balance between space and affordability while still providing some separation from neighbours.

End of terrace

An end of terrace property sits at the end of a row of terraced houses and shares only one adjoining wall. It often benefits from extra light, additional side access or a slightly larger plot.

Terraced – Flat Back

A flat-back terraced property is part of a continuous row of houses with a straight rear elevation. The layout is typically uniform, with rooms aligned in a rectangular footprint.

Terraced – L Shape

An L-shaped terraced property forms part of a row but has a rear extension or layout that creates an ‘L’ footprint. This design often allows for additional living space such as an extended kitchen or dining area.
